You are also paying a premium for schools and established neighborhoods, plus both city and county property taxes, and much of the housing stock is 20–50 years old, so budget for updates and inspect carefully.

If you’re selling: Demand here is strong and stable, and well-presented homes in good zones move quickly. Values have softened slightly year-over-year, so price to today’s comparable sales rather than 2022 peak assumptions. Because so much of the stock is established, renovated kitchens and baths and modern systems command a clear premium.
