It's the question I get more than almost any other: Germantown or Collierville? Both are top suburbs on the east side of the Memphis metro, both have outstanding schools, and both attract families and professionals relocating from all over the country. But they have real differences in price, feel, and layout — and after three generations of my family selling homes out here, I've got some honest thoughts to help you decide.

Schools: Both Excellent, Slightly Different

Let's start with the reason most people are asking. Both cities run their own top-rated municipal districts — the Germantown Municipal School District (GMSD) and Collierville Schools — and both consistently rank among the best in Tennessee. You genuinely can't go wrong on academics in either place.

The practical difference is structure. Germantown's GMSD is anchored by Houston High and Houston Middle, while Collierville funnels the town into one very large, modern Collierville High School that opened in 2018. One important Germantown caveat: not every Germantown address is in GMSD — some feed into Memphis-Shelby County Schools — so verification matters even more there. In Collierville, the main question is usually just which elementary and middle zone you land in.

Price & Home Styles

As of 2026, Germantown generally carries the higher price tag of the two — its median has been running north of $500,000, reflecting decades of established prestige. Collierville has been running a bit lower, in the range of the high $400,000s. Both move with the market, so verify current figures with me.

The two towns feel different in housing stock. Germantown is more built-out and established — mature trees, larger lots in places, and classic homes, with limited new construction. Collierville still has meaningful room to grow, especially on its east and southeast side, so if you want newer construction and more square footage for the money, Collierville often wins.

Commute & Location

Germantown sits a little closer in toward Memphis and the I-240 loop, which usually means a slightly shorter commute to downtown, the medical district, and the airport. Collierville is a bit further southeast, so plan on a little more drive time to the core of the city.

That said, both are extremely convenient to the major east-side employment centers and the Poplar Avenue corridor, and many residents in both towns commute to companies like FedEx and to the Memphis medical district. If minutes to downtown matter a lot to you, Germantown has a slight edge; if you're oriented toward the eastern suburbs, the difference is barely noticeable.

Lifestyle & Feel

Germantown feels polished and established — it has a longstanding reputation as one of the metro's premier addresses, with mature neighborhoods, upscale shopping, and a settled, refined vibe. Collierville leans into small-town charm, anchored by its beautiful Historic Town Square with festivals, a farmers market, and a genuine community-gathering feel.

Neither is better — they're different personalities. I have clients who wouldn't leave Germantown's established elegance for anything, and others who fell in love with the Collierville square on their first visit and never looked back.

So Which One Is Right for You?

Here's my honest shorthand:

  • Choose Germantown if you want an established, prestigious address, a slightly shorter commute toward Memphis, and you're fine with mostly resale homes at a somewhat higher price point.
  • Choose Collierville if you want newer construction and more space for the money, that historic small-town-square lifestyle, and one big, modern high school for your kids.
