If you are looking at homes for sale in Bartlett TN, here is the honest snapshot: Realtor.com's market page for Bartlett, Tennessee (Shelby County), read September 9, 2026 with data through August 2026, showed 321 active listings at a median list price of $362,425 - a list figure, not a sold one - with the typical listing sitting 53 days. Sold prices run lower: Redfin's calculation from MLS and public-record data, read the same day, put the median sale price for Bartlett, TN at $329,835 for the three months ending July 2026, up 1.5% from a year earlier, with 196 closings in July. Inventory is up 17.1% year over year on Realtor.com's count, which is why Bartlett buyers have more to choose from this fall than they have in several years.

What is on the market in Bartlett, TN right now?

Bartlett is the largest of the six suburban municipalities in Shelby County, TN, and its housing stock reflects that - it is not one market but three or four. The 321 active listings Realtor.com counted (read September 9, 2026) break down roughly like this, based on what I see in the MLS every week:

  • Older Bartlett, south of Stage Road and around the historic downtown: 1960s-1980s brick ranches and split-levels, mostly 1,400-2,000 square feet, and the least expensive way into Bartlett City Schools. This is where most listings under $275,000 sit.
  • The central belt off Kirby-Whitten and Bartlett Boulevard: 1980s-2000s two-story homes, 2,000-2,800 square feet, and the heart of the $300,000-$400,000 band where the median sale price lands.
  • Brunswick and the newer northeast subdivisions: Realtor.com's neighborhood table (read September 9, 2026) shows Brunswick's median list price at $445,000 with 14 homes for sale, and Plantation Estates-Davieshire at $472,000 with 10. This is Bartlett's upper tier - larger lots, newer builds and the pocket closest to Arlington and Lakeland.

New construction is a thin layer on top of all that. Bartlett is largely built out, so new homes for sale in Bartlett TN come from a handful of infill and northeast-edge communities rather than the big master-planned tracts you see in Arlington. What do homes in Bartlett actually sell for?

The gap between the $362,425 median list price and the $329,835 median sale price is the most useful number on this page. Part of it is mix - more expensive homes take longer to sell and pile up in the active count - and part of it is negotiation. Redfin's Bartlett, TN figures for the three months ending July 2026 (read September 9, 2026) show a sale-to-list ratio of 98.6%, 17.2% of homes selling above list, and 43.4% of active listings taking at least one price drop, which is 7.1 points more than a year earlier. Median days on market was 23, up from 16 the previous July.

Read those together and the story is clear: a well-priced Bartlett home still sells in about three weeks, sometimes with competing offers, but overpriced listings are correcting. As a buyer, that means two things. First, do not anchor on the list price of a home that has been up for 50-plus days - the seller has probably already had the price-reduction conversation with their agent. Second, if a fresh listing in the $300,000-$350,000 band is priced right, expect company. That band is where 17.2% above-list sales live.

Why do buyers choose Bartlett over the other Shelby County suburbs?

Price per square foot is the short answer. Redfin's median for Bartlett, TN was $156 per square foot for the three months ending July 2026 (read September 9, 2026). You will generally pay more per foot in Germantown and Collierville for comparable square footage, and Bartlett's location - straddling I-40 and Highway 70 on the northeast side of Memphis - puts you 20 minutes from downtown and 15 from Wolfchase.

Schools are the other answer, and here is the part that trips people up. Bartlett City Schools is one of seven school districts in Shelby County. It runs roughly 11 schools with more than 9,100 students - Altruria, Bartlett, Bon Lin, Ellendale, Oak and Rivercrest elementaries; Appling, Bon Lin and Elmore Park middles; Bartlett Ninth Grade Academy; and Bartlett High. It serves homes inside the Bartlett city limits. A "Bartlett" mailing address or ZIP does not guarantee that: unincorporated addresses with a Bartlett ZIP are zoned to Memphis-Shelby County Schools. Before you fall in love with a house, verify the exact address with the district's own zone locator, not a portal's school tab, which can lag redistricting by years. What will a Bartlett home cost you beyond the mortgage?

Property tax is the line that surprises relocating buyers, because Bartlett homeowners pay both a county and a city bill. Tennessee assesses residential property at 25% of appraised value. The Shelby County Trustee's rate table (read September 9, 2026) lists the tax year 2026 county rate at $2.702382 per $100 of assessed value, and the City of Bartlett's tax department page (read the same day) lists its most recent posted rate at $1.66 per $100 for 2025. On a $330,000 home, that is $82,500 of assessed value, roughly $2,229 to the county and $1,370 to the city - about $3,600 a year, or $300 a month on top of principal and interest.

On the interest side, Freddie Mac's survey released September 3, 2026 put the 30-year fixed at 6.71%, up from 6.66% the week before, and the 15-year at 6.04%. That survey assumes 20% down, excellent credit and an owner-occupied purchase, so treat it as a benchmark, not a quote. At that rate, a $330,000 purchase with 10% down runs a little over $1,900 a month in principal and interest before taxes and insurance. How should you search for homes for sale in Bartlett TN?

Nationally, Redfin reported on September 3, 2026 that new listings hit their highest level in four years while pending sales sat at their lowest since February. Bartlett is a milder version of the same picture - more supply, steadier demand. That favors a patient buyer who is set up to move quickly on the right house. Get fully underwritten with a local lender before you tour, decide your must-haves on schools and commute, and then let the price-drop data work for you on anything that has been sitting.
