Memphis Market Pulse - Week of October 19, 2026

Memphis Market Pulse - Week of October 19, 2026

Freddie Mac's Primary Mortgage Market Survey, released October 15, 2026, held the 30-year fixed-rate mortgage at 7.40% - unchanged from October 8 and well above 6.27% a year ago. Here in Shelby County, TN, this week's local read comes from Lakeland, TN: per Redfin's calculations from MLS and public records, the median sale price was $568,000 for the three months ending August 2026, up 9.2% from a year earlier, but homes took 53 days to sell, up from 36.

I'm Matt Mitchell, and my family has sold homes around Memphis for three generations. Every Monday I tie the national headline to what is happening on our streets. After Cordova and Arlington in recent weeks, I am in Lakeland, TN this week, a small, high-priced town in the northeast part of the county where a rising price meets the highest mortgage rate since late 2023.

What did mortgage rates do this week?

They paused at a high level. Freddie Mac's survey released October 15, 2026 put the 30-year fixed at 7.40%, the same as October 8, and the 15-year fixed at 6.71%, down slightly from 6.73%; a year ago the two were 6.27% and 5.52%. The week before that, the survey had jumped to 7.28% on October 1 from 7.03%, which Trading Economics described as the highest reading since November 2023. A pause is not a retreat: the rate is still more than a full percentage point above where it stood in October 2025.

The standing caveat: the survey is a benchmark, not a quote. It covers conventional purchase loans for borrowers putting 20% down, with excellent credit, buying a home they will live in. A smaller down payment, a lower score, a condo or an investment property will price above it. Use 7.40% as the thermometer, then get a real quote from a local lender. The next Federal Open Market Committee meeting is October 27-28, 2026, and the next Freddie Mac survey comes out Thursday, October 22.

What is the national housing picture?

Sales are limping along, not collapsing. The National Association of Realtors reported on October 16, 2026 that existing-home sales for September ran at a seasonally adjusted annual rate of 3.99 million, up 1.5% from August. The national median existing-home price was $417,500, up 1.3% from a year earlier, the 39th straight month of year-over-year gains. Inventory was 1.60 million homes, up 4.6% from a year ago, or 4.8 months of supply. That is a national survey of closed sales, not a Memphis figure, but the pattern matches what I see locally: prices still edging up, with buyers taking longer to commit.

What does 7.40% cost a Lakeland, TN buyer?

Here are the payments, principal and interest only, on a 30-year loan with 20% down at the Lakeland, TN median sale price of $568,000 (a $454,400 loan): about $3,146 a month at 7.40%, versus about $2,804 a year ago at 6.27%. That is roughly $342 a month, or about $4,100 a year, more than the same buyer would have paid a year ago, before any change in the price of the house, and the price has risen too. On a flat $300,000 loan the payment is about $2,077 at 7.40% against $1,851 at 6.27%. Property taxes and insurance come on top; my mortgage calculator lets you add them in.

How is the Lakeland, TN market holding up?

Prices are up, but the pace has slowed. Per Redfin's calculations from MLS and public records, Lakeland, TN's median sale price was $568,000 for the three months ending August 2026, up 9.2% from a year earlier, at about $169 per square foot, up 3.0%. Median days on market were 53, up from 36 a year earlier. Homes sold at 98.4% of list price, down 0.26 points, and 16.7% sold above list price, up 9.1 points. About 33.2% of sales had a price drop, down 9.66 points. Redfin counted 55 homes sold in August, down 16.1% from a year earlier.

That mix is unusual and worth reading carefully. Lakeland is a small market, so a few large-lot or newer-construction sales can move a median a long way; 55 sales in a month is not a deep sample. The price-per-square-foot gain of 3.0% is a steadier read than the 9.2% median jump, and it says the town is getting more expensive, not 9% more expensive. These are modeled portal figures rather than an MLS statistic I pulled myself, and a town median is not a street-level value.

What should buyers and sellers do in Lakeland, TN now?

If you are a buyer, get re-approved at 7.40%, not the number you were quoted in the summer, so your price range is honest. With homes taking 53 days, you have more time and more room to negotiate than a year ago; ask for a rate buydown or closing-cost credit, which at these rates is often worth more than the same dollars off the price. Schools are a big part of the Lakeland draw: Lakeland School System is its own district inside Lakeland's municipal boundaries and is now a complete K-12 district, so verify any home by exact address with the district's own locator, not a listing portal's school tab, and read my Lakeland K-12 district guide first.

If you are a seller in Lakeland, price to where buyers' payments land today. The share of sales above list has crept up, but homes also sat longer, so a price set on last spring's hopes will likely sit and then drop. If you want a number for your own home, start with my free home-value request. If you are comparing Lakeland with other northeast Shelby County towns, my Bartlett neighborhoods guide and my Eads neighborhoods guide are good next reads, and my Arlington area guide covers the town next door.

I will report the October 22 Freddie Mac number and the Federal Reserve's October 27-28 meeting in the coming Monday pulses.
