Memphis Market Pulse - Week of October 5, 2026

Freddie Mac's Primary Mortgage Market Survey, released October 1, 2026, put the 30-year fixed-rate mortgage at 7.28% - up from 7.03% the week before and 6.34% a year ago, the fifth straight weekly increase and the highest reading since November 2023. Nationally, the Mortgage Bankers Association reported that applications fell 6% in the week ending September 25, 2026. Here in Shelby County, TN, the local takeaway is a tale of two Cordova ZIP codes: per Redfin's calculations from MLS and public records, read October 5, 2026, the median sale price in Cordova's 38016 rose 5.0% to $299,370 for the three months ending August 2026, while in 38018 it slipped 1.7% to $299,870.

I'm Matt Mitchell, and I come from a family that has sold homes around Memphis for three generations. Every Monday I try to connect the national headline to what is happening on our streets. This week I am looking at Cordova, TN - the largest suburban pocket in the county that most national stories never mention - because it is where a $300,000 price tag meets a 7.28% rate.

What did mortgage rates do this week?

They kept climbing. Freddie Mac's survey released October 1, 2026 reported the 30-year fixed at 7.28%, up 25 basis points from 7.03% on September 24. The 15-year fixed rose to 6.60% from 6.42%; a year earlier it was 5.55%. Freddie Mac chief economist Sam Khater said that with rates on their current trajectory, the housing market continues to be supported by favorable economic conditions. Axios reported the same day that rates are up more than a full percentage point since February.

The standing caveat: the survey is a benchmark, not a quote. It covers conventional, conforming purchase loans for borrowers putting 20% down, with excellent credit, buying a home they will live in. A smaller down payment, a lower score, a condo or an investment property will price above it. Use 7.28% as the thermometer, then get an actual quote from a local lender.

What is the national demand picture?

Softer. The Mortgage Bankers Association's survey for the week ending September 25, 2026 showed applications down 6%, and adjustable-rate loans made up 10.3% of applications, the highest share since October 2025. MBA CEO Bob Broeksmit said affordability and borrower demand have weakened in recent weeks. Those are national figures, not Memphis statistics, but the behavior is familiar: buyers who cannot make a 7%-plus payment work either shop smaller or look at adjustable products. Capital Economics, cited by Axios, projects rates could average 6.25% by the end of 2027 - a forecast, not a promise, and not a reason to wait if the right house is in front of you.

What does the move cost a Cordova, TN buyer?

Here are the payments, principal and interest only, on a 30-year loan with 20% down at the 38016 median of $299,370 (a $239,496 loan): about $1,639 a month at 7.28%, versus $1,598 a week earlier at 7.03% and $1,489 a year ago at 6.34%. That is roughly $150 a month, or about $1,800 a year, more than the same buyer paid a year ago before a single dollar of price change. At the 38018 median of $299,870 (a $239,896 loan) it is about $1,641 a month now, against $1,491 a year ago. On a flat $300,000 loan the payment is about $2,053 at 7.28%, versus $2,002 a week ago and $1,865 a year ago - an extra $188 a month. Property taxes and insurance come on top of all of it; my mortgage calculator lets you add them in.

How are Cordova's two ZIP codes holding up?

Steadier than most of the county's outer suburbs, with a split worth knowing. Per Redfin's calculations from MLS and public records for the three months ending August 2026, Cordova's 38016 sold at a median of $299,370, up 5.0% from a year earlier, after a median of 27 days on the market (35 a year earlier). Homes sold at 98.7% of list price, 24.2% sold above list, and 36.7% had a price drop before selling, down 3.7 points from a year earlier. Redfin counted 123 homes sold in August. Its 38018 page shows the opposite direction on price: a $299,870 median, down 1.7%, 27 days on market (25 a year earlier), 98.3% sale-to-list, 21.3% sold above list and 38.3% with price drops, up 3.6 points, with 140 homes sold in August.

These are modeled portal figures, not an MLS statistic I pulled myself, and a ZIP is not a neighborhood - a single street can price very differently from the ZIP median. What the pair tells me is that homes in this price range still move in under a month when they are priced right, and that more than a third of sellers in both ZIPs still needed a price cut to get there. That is the real shape of this market at 7.28%: not a freeze, but a market that rewards realistic pricing.

What should buyers and sellers do now?

If you are a buyer under contract and floating your rate, have the lock conversation with your lender today and ask whether a float-down option exists. If you are shopping, get re-approved at 7.28%, not the number you were quoted in August, so your price range is honest. Ask sellers and builders for rate buydowns or closing-cost credits; at these rates, a credit is often worth more than the same dollars off the price.

If you are a seller in Cordova or anywhere in Shelby County, price to where buyers' payments actually land. With more than a third of recent sales taking a cut, an aggressive first price tends to cost you weeks and then a reduction anyway. If you would like a number for your own home, start with my Memphis seller page or the free home-value request. Schools are the other thing to check on exact address: Cordova sits in a mix of attendance zones, so verify any home with the district's own locator, not a listing portal's school tab. If you are weighing Cordova against the northeast side of the county, my guide to Bartlett neighborhoods is a good next read, and you can see the full picture on my Memphis area guide.

The next Federal Open Market Committee meeting is October 27-28, 2026, and the next Freddie Mac survey is due Thursday, October 8. I will report both in the Monday pulse.
