Average Home Price in Collierville, TN: 2026 Guide

The average home price in Collierville, TN is about $525,000. Redfin's calculations from MLS and public records, read September 24, 2026, put the median sale price at $524,653 for the three months ending August 2026 - down 1.0% from the same stretch of 2025 - with a median of $177 per square foot and 38 days on market. Widen the lens to the whole 38017 ZIP and the median rises to $554,260, because that ZIP reaches past the town limits.

I'm Matt Mitchell, and my family has been selling homes around Memphis for three generations. When someone asks me what homes cost in Collierville, the honest answer is a number plus the three or four things that move it. Here is how I walk clients through it.

What is the average home price in Collierville, TN right now?

For the three months ending August 2026, Redfin's modeled figures for the Town of Collierville in Shelby County, TN show:

  • Median sale price: $524,653, down 1.0% year over year.
  • Median price per square foot: $177, down 4.8% year over year.
  • Homes sold in August 2026: 213, up from 212 a year earlier.
  • Median days on market: 38, up from 34.
  • Sale-to-list ratio: 98.1%, with 9.1% of homes selling above list and 42.3% taking a price drop first.

Two cautions. First, that is a sold median, not an asking price - list prices run higher, and portal "home value" estimates are models, not closings. Second, a median is the middle sale, not a typical house. At $177 a square foot, a 2,500-square-foot home works out to roughly $442,500 on paper, but lot size, age and subdivision swing that by six figures. Recent September 2026 closings Redfin lists in Collierville ran from $355,000 for a three-bedroom to just over $1 million for five-bedroom homes on the east side of town.

Why does the 38017 ZIP show a higher number?

Because 38017 is a mail route, not a town line. Redfin's 38017 page, read September 24, 2026, puts the median sale price at $554,260 for the three months ending August 2026, up 0.3% year over year, on 251 August sales. That ZIP includes unincorporated Shelby County addresses and newer subdivisions in Piperton, which sits across the line in Fayette County, TN. Several of the September sales on that ZIP page carry a Piperton address.

That matters for more than the average. Collierville Schools serves the Town of Collierville's municipal boundary - not the ZIP code and not the mailing address. A "Collierville, TN 38017" listing outside the town limits may be zoned to Memphis-Shelby County Schools, or, in Piperton, to Fayette County's schools, and it will not pay the town's property tax. Before you compare two prices, confirm both homes sit inside the same boundary, and verify schools by exact address with the district's own locator. What will property taxes add to a median-priced Collierville home?

Tennessee assesses residential property at 25% of appraised value. Homes inside the town pay two rates on that assessment:

  • Shelby County: $2.702382 per $100 of assessed value for tax year 2026 (Shelby County Trustee rate table).
  • Town of Collierville: $1.62 per $100 of assessed value (Town of Collierville tax page, read September 24, 2026).

Worked example at the $524,653 median: the assessed value is about $131,163. County tax comes to roughly $3,545 and town tax to roughly $2,125, for a combined bill near $5,669 a year, or about $472 a month. That assumes the appraisal matches the sale price; the Assessor's appraisal often lags, so your first bill may be lower and catch up at the next reappraisal. Homeowners insurance and any HOA dues come on top.

What does the monthly payment look like at today's rates?

Freddie Mac's Primary Mortgage Market Survey released September 17, 2026 put the 30-year fixed at 6.95%, up from 6.76% the week before. That survey assumes 20% down, excellent credit and an owner-occupied purchase, so treat it as a benchmark rather than a quote. On the $524,653 median with 20% down, the loan is about $419,722 and principal and interest run about $2,778 a month. Add the roughly $472 in property tax and you are near $3,250 before insurance. What does the average price mean if you are selling in Collierville?

It means the median is a starting point, not your number. With 42.3% of Collierville homes taking a price cut before selling in the three months ending August 2026, and days on market up four from last year, the sellers who net the most are the ones who price right the first week. Homes that did sell still closed at 98.1% of their final list price, so buyers are paying close to asking for homes that are priced to the market.
