Homes for sale in 38139 - the east side of Germantown, TN, here in Shelby County - closed at a median sale price of $652,218 over the three months ending August 2026, up 17.5% from the same period a year earlier, per Redfin's calculations from MLS and public records, read September 16, 2026. That is the priciest ZIP code in the Memphis suburbs I work, and it is roughly $212,000 above the $439,810 median for neighboring 38138 on the same Redfin page and period. If you are searching 38139 specifically, you are shopping the newer, larger side of Germantown, and this guide covers what that actually buys you, what it costs to carry, and how the school zoning really works.

What do homes for sale in 38139 actually sell for?

Start with the three numbers that matter. Redfin's modeled figures for ZIP 38139, Tennessee, read September 16, 2026: a $652,218 median sale price for the three months ending August 2026, a median of 22 days on market (down from 26 a year earlier), and 94 homes sold in August 2026 versus 71 in August 2025. Sellers here are getting a median 97.9% of list price, 18.7% of homes sold above asking, and 35.6% of listings took a price drop before they sold. The median sale price per square foot was $186.

Two cautions on those figures, because I would rather you hear them from me. First, they are Redfin's calculations, not a MAAR MLS pull, so treat them as a well-sourced estimate rather than a measured statistic. Second, a 17.5% year-over-year jump in a ZIP this size is partly mix: 38139 includes a handful of sales above $1 million every month, and a couple of those landing in the same quarter moves the median. The recent sold list on that same page shows $415,000 four-bedrooms on the west edge, $640,000 to $780,000 for updated four- and five-bedrooms in the middle, and a $4.7 million sale on South Dogwood Road on September 1. The median is real, but the spread is wide.

For contrast, 38138 - west Germantown, closer to Poplar and the older core - posted a $439,810 median over the same three months, 31 days on market and a 97.8% sale-to-list ratio (Redfin, read September 16, 2026). Same city, same school district, very different price point. If your budget is under $500,000, you will find more to look at in 38138 and along the western edge of 38139.

What does a 38139 home cost to carry each month?

Rates are the first input. Freddie Mac's Primary Mortgage Market Survey released September 10, 2026 put the 30-year fixed at 6.76%, up from 6.71% the week before; the 15-year fixed averaged 6.09%. That survey assumes 20% down, excellent credit and an owner-occupied purchase, so it is a benchmark, not a quote. The Federal Reserve wraps up its September meeting today, and the statement it releases this afternoon will move mortgage pricing more than any single number I can put here.

Run the median through it. A $652,218 purchase with 20% down is a $521,774 loan; at 6.76% over 30 years, principal and interest come to about $3,388 a month. The same loan on the 15-year at 6.09% is roughly $4,428.

Property tax is the second input, and Germantown, TN carries two bills. Shelby County's rate for tax year 2026 is $2.702382 per $100 of assessed value (Shelby County Trustee rate table), and the City of Germantown's rate is $1.7825 per $100 (City of Germantown finance page, read September 16, 2026). Residential property is assessed at 25% of appraised value. On a $652,218 appraisal, that is $163,055 assessed, about $4,406 to the county and $2,906 to the city - roughly $7,313 a year, or $609 a month. Add insurance and you are realistically past $4,300 a month on a median 38139 home with 20% down. Which schools serve 38139, and how do I verify a specific address?

Most of 38139 sits inside the Germantown city limits and is served by Germantown Municipal School District. GMSD's own schools page, read September 16, 2026, lists Dogwood, Farmington and Forest Hill elementaries, Riverdale K-8, Houston Middle and Houston High - and Houston High is the district's only high school, so every GMSD-zoned family in 38139 feeds there. That is the single biggest reason 38139 prices carry the premium they do.

Here is the part the listing portals get wrong. A 38139 mailing address does not guarantee GMSD. The ZIP extends into unincorporated Shelby County toward Eads, and unincorporated addresses default to Memphis-Shelby County Schools no matter what the mailer says. Germantown High School is an MSCS school, not a GMSD school, so do not let anyone sell you a house on the strength of it. Before you write an offer, run the exact street address through GMSD's School Zone Locator on gmsdk12.org, not the school tab on a portal listing, which can lag redistricting by years. Is there new construction for sale in 38139?

Yes, but not much of it, and most of it is at the top of the market. Germantown is essentially built out, so new construction in 38139 tends to be infill lots and a small number of high-end subdivisions. Wilder, off Forest Hill-Irene Road, hosted the Spring 2025 Vesta Home Show, and the builder listings I have seen there run from roughly $1.7 million up. If you want new construction in the $450,000 to $700,000 range with a Germantown-quality school district, you will do better looking at Collierville, Arlington or Lakeland, and I say that as someone who would happily sell you a house in 38139. The other place buyers priced out of 38139 look is just east across the county line. Eads offers acreage and newer homes at a lower per-square-foot cost, with the trade-off that most of it is MSCS or Fayette County Schools. How do I win a house in 38139 right now?

The data says the market is competitive but not frantic: 22 median days on market and 18.7% of homes selling above list, per Redfin, read September 16, 2026. That means a well-priced, updated four-bedroom in a Dogwood or Farmington zone will draw multiple offers in the first weekend, while an overpriced one will sit and take a cut - remember, 35.6% of sellers dropped their price. My playbook for buyers here is simple. Get fully underwritten, not just pre-approved, before you tour. Decide your walk-away number on the two or three houses that fit, so you are not deciding under pressure Saturday night. And know which sellers are motivated: a listing past 30 days in this ZIP is a negotiation, and I check the price-drop history on every one.
