Each suburb runs its own school district
Starting in 2014, six Shelby County municipalities - Germantown, Collierville, Bartlett, Arlington, Lakeland, and Millington - broke away and formed their own independent city school districts, separate from Memphis-Shelby County Schools (MSCS). That single fact is why homes in these suburbs command the premiums they do: buyers are paying for access to specific, highly rated municipal districts.
How the districts stack up
All of the suburban districts rate well, but they are not identical. Based on Niche's 2026 rankings, here is the general lay of the land:
- Collierville Schools - rated A+ and frequently ranked the number-one district in all of Tennessee. Collierville High School anchors it with a large, modern campus.
- Germantown Municipal School District (GMSD) - rated A and among the top ten in the state, led by Houston High and Houston Middle. (Read the important catch below.)
- Arlington Community Schools - rated A and one of the highest-ranked in the metro, with a well-regarded Arlington High.
- Bartlett City Schools - rated A-minus, a solid, established district with Bartlett High at its center.
- Lakeland School System - rated A, and newly a full K-12 district as of the 2025-26 year.

The Germantown schools mix-up every buyer needs to know
This is the single most important thing on this page. There are three schools that carry the Germantown name - Germantown Elementary, Germantown Middle, and Germantown High - and they are not part of the top-rated Germantown Municipal School District. They are operated by Memphis-Shelby County Schools. GMSD runs the Houston-named and neighborhood schools; it does not run the three schools called Germantown.
What that means in plain English: a Germantown mailing address does not automatically put your children in GMSD. Some Germantown-area and unincorporated addresses are actually zoned to those MSCS-run schools instead. I have watched buyers assume the city name guaranteed the district and get an unwelcome surprise. Do not let that be you.
Bartlett has a similar catch
The same trap exists in Bartlett. Bolton High School sits in the Bartlett area but is an MSCS school, not part of Bartlett City Schools, and some homes with a Bartlett mailing address in unincorporated county pockets are zoned to MSCS rather than the city district. Again: the mailing address does not tell the whole story.
How to actually confirm a home's schools
Never rely on the city name, and do not fully trust the school field on a listing - it can be outdated or generic. The only reliable way is to check the exact property address against the district's official attendance-zone lookup, because assignments are set by address and can change.
