Memphis Suburb School Districts, Explained (and the Germantown Schools Mix-Up)

In the Memphis suburbs, schools drive home values more than almost anything else — and the district map out here confuses nearly everyone, including agents. Shelby County has seven school districts, the boundaries do not follow mailing addresses, and two of them are named in ways that actively mislead buyers. Here is the whole map.

The seven districts

One county district and six municipal districts, created when the suburbs voted to break away.

• Memphis-Shelby County Schools (MSCS) — the city of Memphis plus the unincorporated county. The largest district in Tennessee.
• Germantown Municipal School District — Dogwood, Farmington and Riverdale elementaries, Houston Middle, and Houston High.
• Collierville Schools — five to six elementaries including Bailey Station, Crosswind, Schilling Farms, Sycamore and Tara Oaks; Collierville Middle and West Collierville Middle; Collierville High.
• Bartlett City Schools — roughly 11 schools including Altruria, Bartlett, Bon Lin, Ellendale, Oak and Rivercrest elementaries; Appling, Bon Lin and Elmore Park middles; Bartlett Ninth Grade Academy and Bartlett High.
• Arlington Community Schools — Arlington and Donelson elementaries, Arlington Middle, Arlington High.
• Lakeland School System — now a complete K–12 system; Lakeland Preparatory graduated its first senior class in May 2026.
• Millington Municipal Schools — serving Millington in the north of the county.

Trap one: Germantown High School is not in the Germantown district

This is the single most expensive misunderstanding in the metro. Three schools carry the Germantown name — Germantown Elementary, Germantown Middle and Germantown High — and they sit inside Germantown city limits, but they have been operated by Memphis-Shelby County Schools, not by GMSD, since the municipal split.

Under the December 2022 "3G" consensus agreement between the City of Germantown, Shelby County Government, MSCS and GMSD, the elementary and middle schools transfer to GMSD, while Germantown High remains with MSCS and is to be sold, with Shelby County funding a replacement high school in Cordova and a transition period for affected families.

The practical consequence: if you are buying in Germantown for GMSD, your high school is Houston High — GMSD's only high school, which every GMSD family feeds into. A listing that advertises "Germantown High" as a district selling point is either mistaken or careless, and buyers have paid premiums over it.

Trap two: an unincorporated address is not a municipal district

The municipal districts serve their municipalities. If your home sits in unincorporated Shelby County — even with a Germantown, Collierville or Eads mailing address — you are generally zoned to MSCS.

Eads is the clearest example. Much of unincorporated Eads is served by MSCS, some addresses fall into Arlington Community Schools, and the Fayette County portion of the 38028 area is served by Fayette County Schools entirely.

Getting into a municipal district you are not zoned for means an out-of-district transfer: tuition, plus the district having space. Collierville Schools charges tuition for Shelby County residents outside Collierville, caps it per family, and has at times reported no space for transfers at all. A transfer is a request, not a right.

Why this shows up in the price

Buyers pay for zoning, which means two comparable houses on either side of a boundary do not comp against each other. When I price a home I check the assigned schools before I look at anything else, because a comparable sale from the wrong side of a line will mislead the whole analysis.

It cuts both ways. Sellers who advertise the wrong district attract buyers who discover the truth during diligence and walk. Buyers who assume from the mailing address overpay for zoning they do not have.

How to verify, properly

Use the district's own school locator for the exact street address, not the ZIP code, and not a portal's school tab — those are frequently out of date and are not authoritative. If a boundary has moved recently, confirm directly with the district office. I do this on every property I list or show, and I would tell you to demand it from any agent.

What the district you land in costs you

District boundaries and city limits move together, which means your school district and your tax rate are usually the same decision. Tennessee assesses residential property at 25% of appraised value, with rates per $100 of assessed value, and every jurisdiction adds its city rate to Shelby County's 2026 rate of $2.702382.

Lakeland is lowest at $0.94, then Arlington $1.13, Collierville $1.62, Bartlett $1.66, Germantown $1.7825, and Memphis highest at $2.58081. Unincorporated county pays the county rate only, plus an annual fire fee.

On a $450,000 home the spread between Lakeland and Memphis is over $1,850 a year for the city portion alone. That is a school-district decision and a tax decision arriving as one choice, and it is worth making deliberately.

One district worth a second look

Lakeland completed its K–12 system in May 2026, when Lakeland Preparatory graduated its first senior class of 162 students. A complete district and the corridor's lowest city rate is an unusual combination, and it is the newest change on this map.
