Why do FedEx and St. Jude families choose Germantown?
Three reasons come up in almost every relocation call I take. First, schools: Germantown Municipal School District is consistently ranked among the best in Tennessee, and for families moving mid-career, that's usually the deciding factor. Second, stability: Germantown is a mature, fully built-out suburb with strict zoning, big trees, and neighborhoods that have held value for decades. Third, location: you're positioned between East Memphis (where FedEx's world headquarters sits) and the amenities of Collierville, with Shelby Farms Park a short drive away.
My family has sold real estate in the Memphis area for three generations, and Germantown has been the steady performer that whole time. It's rarely the cheapest option, but it's almost never the one people regret.
What does the commute actually look like?
This surprises people who are used to bigger metros: commutes here are reasonable.
- To FedEx headquarters (East Memphis): roughly 15 to 20 minutes up Poplar Avenue or via Walnut Grove. Many FedEx families also look at the Poplar corridor specifically so the commute stays short.
- To St. Jude (downtown medical district): plan on 30 to 40 minutes in morning traffic, mostly via Walnut Grove or I-240. It's the longest common commute from Germantown, and plenty of St. Jude employees make it daily in exchange for the schools.
- To Memphis International Airport: about 25 minutes, which matters if your role involves travel.

Come in with clear expectations: Germantown is the premium end of the Memphis suburbs. Per Redfin, the citywide median sale price was about $708,000 over the three months ending May 2026, up 15.1% year over year - though monthly sales volume here is small, so that number swings. The more affordable entry point is the 38138 zip code on the west side, where the median recently ran around $431,000. Homes are also sitting a bit longer than last year - about 74 days on market on average - which gives relocating buyers more negotiating room than they'd have had two years ago.
On financing: the average 30-year fixed mortgage rate is 6.55% as of July 16, 2026 (Freddie Mac), up slightly from 6.49% the prior week. How should you plan a long-distance move here?
