Memphis Market Pulse - Week of October 12, 2026

Freddie Mac's Primary Mortgage Market Survey, released October 8, 2026, put the 30-year fixed-rate mortgage at 7.40% - up from 7.28% the week before and 6.30% a year ago. Here in Shelby County, TN, the local takeaway comes from Arlington, TN: per Redfin's calculations from MLS and public records, the median sale price rose 3.4% to $460,000 for the three months ending August 2026, but homes took 40 days to sell, up from 25 a year earlier.

I'm Matt Mitchell, and I come from a family that has sold homes around Memphis for three generations. Every Monday I try to tie the national headline to what is happening on our streets. This week I am in Arlington, TN, the fast-growing town on the east side of the county, because it is where a $460,000 price tag meets a rate that has not been this high since late 2023.

What did mortgage rates do this week?

They rose again. Freddie Mac's survey released October 8, 2026 reported the 30-year fixed at 7.40%, up 12 basis points from 7.28% on October 1, and the 15-year fixed at 6.73%, up from 6.60%; a year ago the two were 6.30% and 5.53%. Trading Economics, summarizing the release, called 7.40% the highest reading since November 2023 and attributed the move to a bond-market selloff that pushed 10-year Treasury yields to multi-decade highs on expectations that rates stay high for longer.

The standing caveat: the survey is a benchmark, not a quote. It covers conventional purchase loans for borrowers putting 20% down, with excellent credit, buying a home they will live in. A smaller down payment, a lower score, a condo or an investment property will price above it. Use 7.40% as the thermometer, then get a real quote from a local lender. The next Federal Open Market Committee meeting is October 27-28, 2026, and the next Freddie Mac survey comes out Thursday, October 15.

What does 7.40% cost an Arlington, TN buyer?

Here are the payments, principal and interest only, on a 30-year loan with 20% down at the Arlington, TN median sale price of $460,000 (a $368,000 loan): about $2,548 a month at 7.40%, versus $2,518 a week earlier at 7.28% and $2,278 a year ago at 6.30%. That is about $270 a month, or roughly $3,240 a year, more than the same buyer would have paid a year ago, before any change in the price of the house. On a flat $300,000 loan the payment is about $2,077 at 7.40% against $1,857 at 6.30%. Property taxes and insurance come on top; my mortgage calculator lets you add them in.

How is the Arlington, TN market holding up?

Prices are holding, but the pace has slowed. Per Redfin's calculations from MLS and public records, Arlington, TN's median sale price was $460,000 for the three months ending August 2026, up 3.4% from a year earlier. Median days on market were 40, up 15 days from 25 a year earlier. Homes sold at 99.3% of list price for August, up 0.2 points. Only 9.6% sold above list price, down 14.2 points from a year ago, and 41.3% had a price drop before selling, up 8.5 points. Redfin counted 83 homes sold in August, down 5.7% from 88.

The shape of that data is the story. Arlington sellers are still getting very close to their asking price, but the bidding wars are largely gone and more than four in ten sellers needed a cut along the way. A home that is priced right still sells near list; a home priced on last spring's hopes sits, then drops. These are modeled portal figures rather than an MLS statistic I pulled myself, and a town median is not a street-level value, so a new-construction home in a builder community and a resale on an older lot can price very differently from the median.

What should buyers and sellers do in Arlington, TN now?

If you are a buyer, get re-approved at 7.40%, not the number you were quoted in the summer, so your price range is honest. With homes taking 40 days and more than four in ten sellers cutting price, you have more room to negotiate than a year ago; ask for a rate buydown or closing-cost credit, which at these rates is often worth more than the same dollars off the price. If you are weighing new construction, my guide to buying new construction in Arlington covers what builders will and will not negotiate, and my Arlington area guide has the rest of the town.

If you are a seller in Arlington, price to where buyers' payments land today. An aggressive first price tends to cost you weeks and then a reduction anyway. If you want a number for your own home, start with my Arlington seller page or the free home-value request. Schools matter here too: Arlington Community Schools is its own district with four schools, and unincorporated addresses with an Arlington mailing address do not always fall inside it, so verify any home by exact address with the district's own locator, not a listing portal's school tab. If you are comparing Arlington with the northeast side of the county, my Bartlett neighborhoods guide is a good next read, and so is my Eads neighborhoods guide if you want more land.

I will report the October 15 Freddie Mac number and the Federal Reserve's October 27-28 meeting in the coming Monday pulses.
