Memphis Market Pulse - Week of October 26, 2026

Freddie Mac's Primary Mortgage Market Survey, released October 22, 2026, put the 30-year fixed-rate mortgage at 7.32%, down from 7.40% a week earlier and up from 6.19% a year ago. Here in Shelby County, TN, this week's local read comes from Bartlett, TN: per Redfin's calculations from MLS and public records, the median sale price was $327,294 in September 2026, down 0.65% from a year earlier, while homes took a median 34 days to sell, up 10 days.

I'm Matt Mitchell, and my family has sold homes around Memphis for three generations. Every Monday I tie the national headline to what is happening on our streets. After Cordova, Arlington and Lakeland in recent weeks, I am in Bartlett, TN this week, a large, fairly affordable suburb where the first small drop in rates in a while meets a market that has clearly slowed.

What did mortgage rates do this week?

They gave back a little. Freddie Mac's survey released October 22, 2026 put the 30-year fixed at 7.32%, down from 7.40% on October 15, and the 15-year fixed at 6.68%, down from 6.71%; a year ago the two were 6.19% and 5.44%. That is the first decline in weeks, but 7.32% is still more than a full percentage point above where rates stood in October 2025, so nothing about this week makes a purchase cheap.

The standing caveat: the survey is a benchmark, not a quote. It covers conventional purchase loans for borrowers putting 20% down, with excellent credit, buying a home they will live in. A smaller down payment, a lower score, a condo or an investment property will price above it. Use 7.32% as the thermometer, then get a real quote from a local lender. The Federal Open Market Committee meets October 27-28, 2026, with its decision due Wednesday afternoon, and the next Freddie Mac survey comes out Thursday, October 29.

What is the national housing picture?

Sales are limping along, not collapsing. The National Association of Realtors reported on October 16, 2026 that existing-home sales for September ran at a seasonally adjusted annual rate of 3.99 million, up 1.5% from August. The national median existing-home price was $417,500, up 1.3% from a year earlier. Inventory was 1.60 million homes, or 4.8 months of supply. That is a national survey of closed sales, not a Memphis figure, but it matches what I see locally: prices flat to slightly up, and buyers taking longer to commit.

What does 7.32% cost a Bartlett, TN buyer?

Here are the payments, principal and interest only, on a 30-year loan with 20% down at the Bartlett, TN median sale price of $327,294 (a $261,835 loan): about $1,799 a month at 7.32%, versus about $1,602 a year ago at 6.19%. That is roughly $197 a month, or about $2,360 a year, more than the same buyer would have paid a year ago, even though the town's median price is slightly lower. On a flat $300,000 loan the payment is about $2,061 at 7.32% against $1,835 at 6.19%. Property taxes and insurance come on top; my mortgage calculator lets you add them in.

How is the Bartlett, TN market holding up?

Quieter than last year, with more room for buyers. Per Redfin's calculations from MLS and public records, Bartlett, TN's median sale price was $327,294 in September 2026, down 0.65% from a year earlier. Median days on market were 34, up 10 days. Homes sold at 97.9% of list price, down 0.77 points, and 12.0% sold above list price, down 8.5 points. About 41.7% of sales had a price drop, roughly flat with last year. Redfin counted 212 homes sold in September, up 6.1%.

Read that mix carefully. More homes closed, so demand is not gone, but far fewer buyers are bidding over asking, and four in ten sellers cut their price along the way. That is a market where pricing correctly on day one matters more than it did a year ago. These are modeled portal figures rather than an MLS statistic I pulled myself, and a town median is not a street-level value; a townhome and a four-bedroom on a large lot do not share a number.

What should buyers and sellers do in Bartlett, TN now?

If you are a buyer, get re-approved at today's rate, not the number you were quoted in the summer, so your price range is honest. With homes taking 34 days and a much smaller share going above list, you have more room to negotiate than a year ago; ask for a rate buydown or closing-cost credit, which at these rates is often worth more than the same dollars off the price. Schools are part of the Bartlett draw: Bartlett City Schools is its own district, so verify any home by exact address with the district's own locator, not a listing portal's school tab. My homes for sale in Bartlett guide walks through the neighborhoods and price bands.

If you are a seller in Bartlett, price to where buyers' payments land today. With about 42% of sales taking a price cut, a number set on last spring's hopes will likely sit and then drop. If you want a number for your own home, see my Bartlett seller page or start with my free home-value request. If you are comparing Bartlett with its neighbors, my Bartlett neighborhoods guide and my Eads neighborhoods guide are good next reads.

I will report what the Federal Reserve decides on October 28 in the coming Monday pulse.
