If you're moving to Collierville with kids, here's my short list: Schilling Farms for walkability and amenities, Almadale Farms and Halle Plantation for established streets and strong resale, the Bailey Station area for newer construction close to schools, and Historic Collierville if you want charm and a golf cart ride to the Town Square. With the 30-year fixed averaging 6.49% this week (Freddie Mac, July 9, 2026) and Collierville's average home value sitting around $513,000 (Zillow, June 2026), this is a market where picking the right neighborhood matters more than timing the market.

I'm a third-generation Memphis-area real estate professional, and Collierville is one of the suburbs I get asked about most. Here's how I'd break it down for a family.

What makes Collierville such a strong fit for families?

Three things keep families choosing Collierville: schools, parks, and the Town Square. Collierville runs its own municipal school district, and the flagship Collierville High School campus is one of the largest and newest in Tennessee. The parks system is excellent — H.W. Cox Park, Johnson Park's trails and ballfields, and the greenbelt connections along the Wolf River corridor. And the historic Town Square gives the town a genuine center of gravity: shops, restaurants, concerts on the lawn, and the kind of small-town events calendar most suburbs can't match.

The trade-off is price. Collierville is consistently one of the two most expensive suburbs in the Memphis metro (Germantown is the other), so you're paying a premium for those schools and amenities.

Which neighborhoods should be at the top of your list?

  • Schilling Farms — a master-planned community with sidewalks everywhere, a mix of townhomes and single-family homes, and offices and shops woven in. Great for families who want to walk or bike to things.
  • Almadale Farms — established mid-2000s streets, mature trees, community pool and tennis, and quick access to the schools on the east side of town. Steady resale demand year after year.
  • Halle Plantation — larger lots and classic brick homes off Collierville-Arlington Road. It's been a family favorite for two decades for a reason.
  • Bailey Station area — newer construction on the growing east side, close to the high school campus. If you want a newer floor plan without a custom-build budget, start here.
  • Historic Collierville — the streets around the Town Square. Older homes, bigger personalities, and you can walk to the farmers market. Inventory is scarce, so be ready to move quickly.
  • Spring Creek Ranch corridor — for buyers who want acreage or golf-course living on the northeast edge of town, this area offers estate-style properties in a quieter setting.

What does it cost to buy in Collierville right now?

Zillow puts Collierville's average home value at about $513,000 as of June 2026, up modestly (0.7%) over the past year, with typical listings going pending in roughly 29 days. In practice, family-sized homes in the neighborhoods above generally run from the mid-$400s for established streets up to $700,000+ for newer construction and larger lots — and Historic District and estate properties can go well beyond that.

On financing, the 30-year fixed averaged 6.49% for the week of July 9, 2026, per Freddie Mac, and with the Fed not expected to cut at its late-July meeting, I'm advising buyers to budget around today's rates rather than waiting on a drop. A well-negotiated price or a seller-paid rate buydown will usually save you more than waiting for the market to move.

How does Collierville compare to Germantown and Bartlett?

Germantown offers a similar school reputation and slightly closer-in location, usually at a comparable or higher price per square foot with older housing stock. Bartlett gives you meaningfully more house for the money and its own municipal school district, but less of the walkable-town-center feel. Collierville's sweet spot is newer housing stock plus the Town Square — if those two things matter to your family, it's hard to beat.
